Most clients find a home that feels right within two to six weeks of their first consultation. The pace is led by you — some prefer to view many options before deciding, while others identify their preference after just a few carefully selected viewings. We do not rush this process.

The compendium is a bound document we prepare for every client. It contains the signed tenancy agreement, a full inventory report with condition photographs, a calendar of key dates (rent due, utility setups, lease renewal window), and a contact sheet for the landlord, building management, and your Baba Dwellings steward.

Many of our clients are families relocating to Singapore for the first time. We are familiar with the practical considerations that come with an international move — school proximity, neighbourhood character, suitable amenities — and we factor these naturally into our advisory conversations.

Your steward manages the recurring maintenance needs of a Singapore home — air-conditioning checks, dehumidifier upkeep, pest control scheduling, and coordination with your building's management office. They also handle ad-hoc requests between scheduled visits, so you have a single trusted point of contact for domestic matters.

We reference URA caveats, recent comparable transactions in the same development and district, and current market supply levels. Our aim is to ensure that the rent you agree to reflects the property fairly — neither paying more than the market warrants nor finding yourself in a dispute later over figures that were not well-founded.
