Where you engage our Services on behalf of a company, you represent that you have authority to bind that entity to these terms.

Baba Dwellings provides personal advisory services within Singapore's private residential rental market. Our three core services are:

3.1 Relaxed Discovery Viewings โ€” SGD 175 per viewing

Advisory accompanied viewings of residential properties, inclusive of post-viewing written property reviews. Second viewings of the same property are included at no additional charge. Fee is payable per completed viewing.

3.2 Lease Crafting and Coordination โ€” SGD 660 per tenancy

Full lease review, rental rate benchmarking, amendment drafting, signing logistics, stamp duty registration, and delivery of a tenancy compendium. Payable upon instruction to proceed.

3.3 Tropical Home Stewardship โ€” SGD 1,300 per month

Monthly retainer for ongoing home management including a dedicated steward, maintenance coordination, and quarterly condition reports. Subject to a minimum engagement period of three consecutive months.

Services are available within Singapore only and limited to the residential sector. We reserve the right to decline instructions where a conflict of interest or regulatory concern arises.

4. Payment Terms

All fees are quoted and payable in Singapore Dollars (SGD). Accepted payment methods include bank transfer and PayNow. Fees for Discovery Viewings are payable prior to each viewing. Lease Coordination fees are payable upon instruction to proceed. Stewardship fees are payable monthly in advance on or before the first day of each service month.

Late payment beyond 14 calendar days may result in suspension of services until the outstanding amount is settled. We do not charge interest on overdue amounts except where required by law.

All content on this Website โ€” including text, property descriptions, written viewing reviews, layouts, and branding โ€” is owned by or licensed to Baba Dwellings. You are granted a limited, non-exclusive, non-transferable licence to access and use the Website for personal, non-commercial purposes.

You may not reproduce, distribute, or commercially exploit any content from this Website without our prior written consent. Property reviews, tenancy compendiums, and advisory documents produced for clients are provided for their personal use in connection with the relevant tenancy only.

Our Services are provided in good faith based on our professional knowledge and experience. However:

9. Limitation of Liability

To the fullest extent permitted by Singapore law, Baba Dwellings' aggregate liability to you in connection with any service engagement or use of the Website shall not exceed the total fees paid by you to us in the three months preceding the event giving rise to the claim.

We shall not be liable for any indirect, consequential, or incidental loss, including loss of income, loss of tenancy opportunity, or damage arising from a landlord's conduct, regardless of whether such loss was foreseeable. Nothing in these Terms excludes liability for fraud, death or personal injury caused by our negligence, or any other liability that cannot be excluded under applicable Singapore law.

You agree to indemnify and hold harmless Baba Dwellings, its directors, employees, and agents from any claims, losses, or expenses (including legal fees) arising from your breach of these Terms, your misuse of the Website, or any false or misleading information you have provided to us.

11. CEA Regulatory Obligations

Baba Dwellings is registered with the Council for Estate Agencies (CEA) under the Estate Agents Act. Our conduct is governed by the CEA's professional conduct guidelines and the Code of Ethics and Professional Client Care. Clients who have a complaint about our conduct may raise it with the CEA at cea.gov.sg.

Either party may terminate a service engagement by giving written notice as described in Section 5. We reserve the right to terminate any engagement immediately where:

Termination of an engagement does not affect any accrued rights or obligations of either party.

13. Dispute Resolution

In the event of a dispute, both parties agree to first attempt resolution through good-faith discussion. If a resolution cannot be reached within 30 calendar days, either party may refer the matter to mediation through the Singapore Mediation Centre before commencing legal proceedings.

These Terms are governed by and construed in accordance with the laws of Singapore. The parties submit to the non-exclusive jurisdiction of the Singapore courts.

We may update these Terms from time to time. The revised version will be posted on this page with an updated effective date. For active service engagements, material changes will be communicated by email at least 14 days before they take effect. Continued use of the Website or our Services following any change constitutes acceptance of the revised Terms.
